HomeFinderXL is the most technologically advanced home search application we know. Home searchers can do much of the work (if you call looking for a house on the Internet “work”) themselves. HomeFinderXL puts you in charge. Search when you want. Call or email us when you are ready, and we will show you the properties when you want.

We are a full service real estate brokerage, but since you found your own home without our help, we refund 1/2 of our commission to you at closing..

Our goal in launching an eCommerce real estate site was first to offer a better, more efficient way to search for homes. Our business model is based on the efficiencies of technology. When home seekers find the home of their dreams, they have saved us time and effort that normally go into the front end of the process. We are more productive because instead of showing you homes until you like one, you let us know when you find a home you want. Instead of spending time looking for customers, customers come to us. Our SmartBuy refund recognizes your contribution to the process. So we think it’s fair to refund half our commission to you at closing.

HomeFinderXL was designed to be user friendly. To begin a search you select the area you want and a price range. Or you can search by individual towns and zip codes. Use the $ slider to select a price range. Your search can be revised any time by using the pull downs on the Google map page or by returning to the expandable map. It’s that easy.

Call or email us. We’ll arrange a convenient time for you to see the property. There is no small print. Nothing to sign.

As part of our service we will take you out twice to tour homes and show you up to four homes on each tour - absolutely free. We charge $200 each for the third and fourth tours. You don’t pay for these tours up front. If you purchase a home through us, your SmartBuy refund will be adjusted at settlement to reflect them. In the event you require more than four scheduled tours we ask that these be paid in advance. There are no other fees. We simply try to keep things fair.

Absolutely. Our agents are committed to personal attention. All are well versed in our philosophy of real estate being a customer service experience unlike any other.

New homes are listed everyday. MyHomeFinder is a program that automatically emails you new listings alerts that meet your criteria. Go to the left hand side on the “Contact” section of this site to register. You can stop the service anytime by selecting the “remove” option at the bottom of the emails.

The typical commission for the buyer’s agent is 2.5% to 3%. Our automatic calculation boxes assume 3%. Real estate rules do not allow us to put the actual commission on the website. We are happy to check it and let you know.

At the settlement table. The SmartBuy refund is shown right on the HUD1 Statement. The title clerk can give you a check for the full amount or apply the refund to your closing costs.

Real estate brokerages earn their commission from the seller in the transaction. As a buyer’s agent, the brokerage typically earns 2.5% to 3% of the price of the house. We share our commission equally with our clients.

If you have been working with an agent, and if the agent has already shown you properties, you have an obligation to allow that agent to make offers on those properties and receive any commission the seller is offering. Also, some brokerages have buyer agreements that oblige you to view and make offers through that agency. But hey, feel free to use our web site and don’t forget to tell your friends about us.
